Prairie Vista to built this spring

An open house is to be held on Feb. 22 for Prairie Vista condominiums, for adult residents of the surrounding area to learn about the new residential complex.
Boyd Gibb, one of the three investors in the project says it is a great opportunity for those interested in purchasing a unit.
“It will give them an understanding of what we are selling and will give them an opportunity to see the floor plans and meet Joe Remai, the builder,” says Gibb.
“We have already had a lot of interest in the 24 unit complex and we haven’t even advertised. We expect that in two or three months there will be no units left.”
The other two investors in the project include, Floyd Becker, who is also a small partner in the Bottle Stop and Joe Remai of Spanwest Ventures.
“When it comes down to it, Joe will have the most invested,” says Gibb adding the units are very attractive. “They are so nice, Floyd is purchasing one and planning to move to the community from Edson.”
Gibb says he got he idea for the project after talking to a number of people in the community.
“We just knew there was a need for something like this in the community,” says Gibb. “The business men’s breakfast club started talking about the need for senior residences, and being a member of the Elks I realized we were losing a lot of our members of the community because their was no facilities like it.”
Although the project is in the pre-selling stages now, with already four units spoken for, Gibb says the project hasn’t always been easy.
“We had made a previous land deal but the soil tests came back negative,” adds Gibb. “We then had to start looking for another sight. In hindsight, this was a good thing because we found a better location for the units.”
The first of two 24-unit-Complexes will be built behind the Pleasantview Lodge, which is next to Heart River Housing, who will be assuming property management of the sight.
While looking for other investors, Gibb says he stumbled across Becker and Remai who were already in construction deals in Edson.
“Joe has built this design several times so he is very familiar with it. This is definitely not a first time build,” adds Gibb. “Floyd was the main factor in convincing Joe to come to the community. People don’t realize how hard it is to get people to come for projects this size, but because Floyd had already worked with Joe, he was able to bring him here and show him the community. Once he saw the community he was impressed and was willing to come here and build.”
Spanwest Ventures is a company from Saskatchewan and Gibb says this is the farthest they have been North.
The complexes will be much like the other facilities built by Remai.
Depending on the size of the unit purchased they will range in price from $139,400-$S219,500.
The smallest units will have two bedrooms, one bath, private laundry, and a total 817 sq/ft. The Larger units will have two bedrooms, two baths, private laundry, and 1,213 sq/feet.
New residents to the complex can expect a secure gracious lifestyle, with indoor ground level parking. Construction starts in Spring 2007 and is expected to be complete by no later than Jan 1, 2008.
The complex is listed with Century 21 Sunnyside Realty’s Gordon Olsen.
The open house will be hosted at the Elks Hall downtown, with two showings at 1:30 p.m. and 7 p.m.
